All residents of Istoria will enjoy Tolomato riverfront access from land that has been set aside as a common area.  Meandering narrow streets with sidewalks encourage leisurely strolls or pleasant walks through the neighborhood. 

Landscape
A compelling attribute of Istoria is the predominantly undisturbed vegetative cover consisting of indigenous species.  The overall landscape theme is designed to reinforce, enhance, and celebrate the natural systems.  To the greatest extent possible, existing trees and vegetation shall be preserved.  Owners will be encouraged to apply the principles of Xeriscape when planning their landscapes.  

Location
Istoria is located in the growth corridor between Jacksonville’s southside and St. Augustine on the shores of Casa Cola Creek.  Istoria is a short drive from The Avenues, great golf courses at World Golf Village and Palencia, St. Augustine – the Nation’s Oldest City, Vilano Beach, Ponte Vedra Beach, and the new Baptist Medical Center.

St. Johns County Schools rank among the best in the state.  In addition, opportunities for private and higher education abound with a number of accredited colleges and universities including historic Flagler College in St. Augustine.
